Site Allocations

 

Site Allocations Planning Document

 

A Site Allocations Document is being prepared by the Council on a locality basis.

 

It will identify housing and employment sites to meet the requirements of the local planning strategy for South Staffordshire, the Core Strategy. The Site Allocations document will also identify sites for other land uses such as open space and recreation and community sites on a locality basis.

Settlement Hierarchy

Work has now started on the Locality Based Site Allocation document and the first stage was a ‘Call for Sites’. Local communities, land owners, planning agents, developers and other interested parties have provided information about sites they think would be suitable for future development for a variety of land uses including:

 

  •     housing
  •     employment
  •     retail
  •     tourism
  •     social and community facilities
  •     education/health facilities
  •     sport and recreation facilities
  •     gypsy and travellers/travelling showpeople
  •     open space
  •     waste management
  •     utilities development
  •     mixed use development

 

The sites suggested to the Council are being used in the first instance to inform Evidence Base studies, and secondly to inform the preparation of the Locality Based Site Allocations document. Housing site suggestions have been used in the review of the Strategic Housing Land Availability Assessment, or SHLAA, and where necessary, sites suggested for other uses will be considered in further background studies. It is important to note that the call for sites exercise and the SHLAA will not in itself determine whether a site should or will be allocated for development.

 

CountrysideThe information the Council has received has been mapped and entered into a database. An objective assessment of the sites suggested will be carried out.  A range of sustainability criteria will be developed in order to filter or sieve out those sites that do not deliver the aims and objectives of the Core Strategy, or that are inconsistent with the overall planning strategy. The most appropriate and deliverable sites will be taken forward in the Locality Based Site Allocations “Options” Document and comments on these sites will be invited in due course.

Employment Land Study (ELS)

 

As part of the preparation of the Local Planning Framework for South Staffordshire, the Council must prepare a robust evidence base to underpin the local planning strategy. An Employment Land Study (ELS) was completed in February 2009 to provide a comprehensive review of employment land provision in South Staffordshire to help inform policy development and the Site Allocations Document on a locality basis.
