This was the first industrial development undertaken by the Council, completed in 1980. It occupies a prime location just off Junction 1 of the M54. The development has just the right sort of accommodation for new and expanding small businesses at a very competitive price. The Estate provides 16 units ranging in size from 650 to 1,490 sq.ft. Several of the units have an adjoining compound / open storage facility. The site is accessed off Bognop Road via a private road.

Specification

The units are of brick and steel clad construction and a lined pitched roof. Mains water, electricity (including a three phase supply) and drainage are all connected and a telephone cable duct is present in each unit. All units have toilet and wash facilities. There are ample parking and loading areas. Access to the units is via roller shutter doors with an integrated personnel door.

Lease Terms

Leases are available on flexible terms subject to negotiation with the Council. All units are let on a full repairing and insuring basis. All units are insured on a common policy by the Council and the cost recovered from tenants. Incoming tenants will be responsible for all reasonable legal costs incurred.
