
Our small, agile commercial team is responsible for the comprehensive management of property assets across 20 sites in South Staffordshire.
Here, the team explains what their day-to-day roles involves.
This includes oversight of more than 200 commercial leases. Beyond our role as a commercial landlord, we lead on major construction and acquisition projects and are tasked with delivering a 29% increase in income – with an aim of generating £3.85 million per annum over the next five years.
Our responsibilities also encompass delivery of the council’s Asset Management Plan, which includes planned maintenance across the entire estate and strategic investment in 36 car parks.
Our work underpins the long-term sustainability and growth of the council’s property portfolio, ensuring value for money and service excellence across all areas of operation.
Our work as a landlord
We maintain a 97.5% occupancy rate, reflecting our proactive approach as a commercial landlord. Beyond leasing, our dedicated team offers a supportive service focused on the success and growth of local businesses.
At Four Ashes, we’ve supported key business growth by relocating PcP Gratings Ltd to a new 62,500 sq ft council-owned warehouse – which is three times larger than the space they previously occupied. The council acquired their former site, enabling Energy Bolting to expand into 21,020 sq ft, freeing up five smaller units for existing tenants and new businesses.
Our support continues after the tenants have moved in, connecting tenants with the council’s Enterprise Team for funding and programmes like Strive for Success.

Major construction and acquisition projects
Our commercial approach isn’t just about generating income - it’s about strong governance, financial discipline, robust risk management, clear communication, strong relationships, and strict adherence to delivery deadlines.
In February 2025, the new Lidl Store opened its doors bringing additional jobs, strengthening the economy and enhancing local amenities. Located on the frontage of Wombourne Enterprise Centre, this large construction project run by the team not only brought Lidl to Wombourne but also secured premises for local businesses wishing to remain on site, including new buildings for Ford and independent car garages.
The project also delivered a new 10,000 sq ft retail unit, set to create more local jobs once occupied. Collectively, the project created 65 construction jobs, 143 permanent jobs and safeguarded a further 13 jobs.
Climate actions / decarbonisation
We have invested in a carbon reduction scheme at Landywood Enterprise Park, which will make the buildings on the site more energy efficient.
The project included installing 288 solar panels, LED lighting in all 36 units, insulated roller shutter doors, and external decoration to extend the estate’s longevity. EV charging points are also planned.
Other duties
The team is reviewing council-owned car parks, inspecting ownership and maintenance, and progressing resurfacing works - investing £190,000 to protect these assets for the community.
We also maintain our award-winning Codsall Community Hub, supporting the council and its 27 diverse tenants, including the NHS and Police.
