Details on how to obtain copies of planning documents and property/site planning history.

Copy Documents

Copy Documents (Planning Files)

You can use Public Access to find, view and download planning application documents including plans, decision notices and officer reports. (if you are unsure on the planning application reference numbers please see the Planning History Check section)

If you require access to any documents that do not appear on Public Access from 2015 onwards, please contact planning@sstaffs.gov.uk and these can be made available online on request.

If you require copies of planning documents for applications pre 2015, these files can be sent to you electronically for a fee of £10.00 per application (inc VAT). You can request these by emailing planning@sstaffs.gov.uk. Please state the application number(s) and documents you require.

All documents will be provided electronically. We do not provide paper copies of application documents or plans.

Copy Documents (Tree Preservation Orders - TPO)

Copies of TPO documents can be provided for a fee of £10.00 per TPO reference.

Copy Documents (S106 Agreements)

Copies of S106 Agreement can be provided for a fee of £10.00 per agreement.

When making your payment, please quote the Planning Application reference number the S106 Agreement relates to and the property address.

Timescale – Once payment has been received, requested documents will be provided within 10 working days.

Copy Documents (Building Regulations)

Building regulations is separate to planning permission.

Planning History Check

The Council can provide a list of historical planning history for a property or site for a fee of £15.00. (inc VAT)

If there is any planning history revealed this will include a list of application numbers, description of proposals, decisions and decision dates.

You can request a history check by emailing planning@sstaffs.gov.uk. Please include a location plan with the site boundary line edged in red. (an annotated google map will suffice).

Timescale – Once payment and a location plan has been received, history check details will be provided within 10 working days.

Planning History and Permitted Development (PD) Check

If you require a PD check included with the history check, please state this when making your request.

Please note PD checks only confirm whether Permitted Development Rights (Article 4 Direction) have been removed under previous planning permissions. They do not take account of development which may have already taken place at the property and which might reduce the remaining level of development which can be carried out and still fall under PD. Therefore, if you would like formal confirmation that a proposal falls under PD, you can either submit a pre-app/householder enquiry or certificate of lawfulness application.

Planning History and Use Class check

Planning use classes are the legal framework that determine what a particular property or site may be used for.

A history check will identify what planning permissions exist, and this may identify what the existing use class is. However, it may be hard to identify the permitted use of a building or site because its history might be complicated. For example, planning permissions may have been granted in the past, but they may not have been implemented.

If you require a Use Class check included with the history check, please state this when making your request.

If you need formal confirmation that a building or site has a certain use class, you can apply for a Lawful Development Certificate. (Fees and timescales differ to a planning history check).
