Do I need planning permission?

You may need planning permission for certain types of building work or change of use on your home, business or land. Some development may be considered Permitted Development.

There are two ways you can find out if you require permission or not:

Please note the council does not provide informal planning advice by email, phone or in person.

Householder Enquiry (PREHH)

If you would like planning advice on extending, altering or adding an outbuilding to a residential property you can submit a householder enquiry. (This does not include change of use)

Fee

£103.00 (including VAT)

Timescale

20 working days (once all required information is received)

What to submit

  • Completed Householder Enquiry form 
  • Location plan with the site boundary line edged in red 
  • Block plan showing where the proposal will be located on the site 
  • Sketched plans (At this stage we don’t require professional drawings) 
  • Any other information you think would assist the planning officer

Additional information to note

Pre applications are confidential to the applicant and are not made public. You do not need to own the property or notify the current owner if you are submitting an enquiry.

The Council do not carry out site visits for householder enquiries. 
 
If planning permission is not required the Council will advise you within 20 working days if the development is permitted development. If this is the case, either a Certificate of Lawfulness will be issued or the Prior Approval procedure may be followed. The planning officer will advise you on the time scale of these and any additional fees.

Please note if planning permission is required, the PREHH fee is not deducted from an application fee. 

 

All Other Proposals (PREAPP)

If you would like planning advice on any type of non householder proposal, the Council offer a Pre Application service where we look at your proposal and tell you how likely you are to get planning permission.

Fees vary depending on the scale of the proposal. Please see our planning fees page.

40 working days (8 Weeks)

For major proposals, you can request a Development Team Meeting (DTM) which are held virtually via MS Teams. At the DTM, you present your proposal to a panel of planning officers, and other specialists with an interest in the proposal. If this is required, please request this in your covering letter or email.
